The HOA management company should be effectively implementing decisions by the board and offering knowledgeable insight.

Pay attention to feedback from homeowners as well. The relationship between the association and the management company should enhance the community and help things run more smoothly. If members are complaining about how things are run or the services being provided, it could be a sign that the management company is not properly doing its job.

"The board should also feel as though the HOA management company is making their jobs easier and relieving some of the burden of day-to-day tasks," says Kuester. "If they are putting in as much work or more than before, it may not be a good fit. Make sure the management company is meeting the terms of the agreement."
