"The board should create a regular maintenance schedule for the playground, and a checklist of things to inspect," says Bryan Kuester, President of Kuester Management Group. "Look for potential risks such as cracking or molding plastic, rusted chains, loose or missing screws, splintered wood, and other signs of wear and tear. Don't forget to check for bug infestations too, such as wasps' nests or fire ant hills."
These issues should be addressed immediately, says Kuester. Repair or replace any damaged parts, and let members know if the playground will be closed during this time for safety reasons. Check the playground for damage after severe storms as well, including surrounding trees or buildings.
When building or upgrading the play area, consider installing softer surfaces like rubber mulch or woodchips to help break falls. This can be safer than macadam or concrete. Wood chips also do not absorb or reflect as much heat, creating a cooler surface during the summer. Canopies or other sources of shade can be beneficial as well and keep equipment from becoming too hot.
"The HOA should also ensure that its playground meets ADA standards or other regulations as required," says Kuester. "Work with your legal team to create and post guidelines regarding play, and ensure that necessary insurance policies are in place to reduce liability."
