"The purpose of the ARC is to review any proposed architectural changes to ensure that they are not only safe, but fit with the aesthetics of the community," says Bryan Kuester, President of Kuester Management Group. "This can prevent members from haphazardly building a shed that becomes an eyesore, putting up a fence that interferes with a neighbor's view of natural features, or painting their house or shutters an unusual color."
These rules are not meant to restrict what homeowners can do with their property, but rather to prevent changes from having a negative impact on the community and property values, says Kuester. It is import for members to review this section of the governing documents before they begin any remodeling or renovations, and to submit their request to the ARC for approval.
The ARC will review the plans and verify that they are in compliance with community standards, materials and colors fit specified requirements, appropriate permits are in place, and work will be completed by a licensed professional. The exact process can vary from one HOA to the next, but they all typically follow the same general rules.
"Just because your initial proposal is rejected does not mean the project is off the table," says Kuester. "Members can work together with the ARC to make changes and adjustments to fit requirements. This could be as simple as choosing a different paint color, or reducing the height of a fence. It may be easier than you think to find a mutually agreeable solution."
