Gold Coast's Top Property Picks For Investors

 
FORTITUDE VALLEY, Australia - March 14, 2021 - PRLog -- With interest rates at historic lows, vacancy rates extremely tight and rents on the rise, there's never been a better time to buy an investment property on the Gold Coast.
House prices are rising by 1% per month in most capital cities today, with listings throughout Australia down 20% year on year, while buyer enquiry is up 8% over the same period.
There are still good investment opportunities within suburbs which were in high demand with renters, according to Gold Coast-based property investment expert, James Fitzgerald.
His top three picks on the Gold Coast were: Coomera, Pimpama and Burleigh Waters, and he said those looking to invest or increase their portfolio should do it this year.
"The cost of borrowing money to buy is half what it was at this time last year," Mr Fitzgerald said.
"The RBA has already said it won't increase interest rates again until 2024 at the earliest so it's an ideal time to invest.
"If I was buying my own home – or even just wanting one investment property – I'd be trying to get something on the water in Burleigh Waters.
"It's the more expensive of the three suburbs I have picked but it has a lot going for it and a lot of potential future price growth.
"It's five minutes to the beach and you can buy a substantial sized block of land with everything you could ever want from an amenity point of view; local parks, cafes, restaurants, shopping and schools and university."
Vacancy rates in Burleigh Waters were just 0.2 per cent, making it extremely difficult to find a vacant rental property there.
More affordable Coomera and Pimpama were also investment hotspots with low property prices and extremely low vacancy rates of just 0.6 per cent.
"Vacancy rates in both of those suburbs have dropped substantially in the past 12 months from 2.8 per cent," Mr Fitzgerald said.
"Both Coomera and Pimpama also fit the investment profile which we recommend in Custodian's 7 Steps to Wealth, which is to buy land," Mr Fitzgerald said.
"Land is what increases in value, so this is the most important part of your purchase.
"Obviously, you'll need to build a house on it to rent out for cash flow but building new also gives investors great potential benefits such as tax depreciation."
"You'd struggle to find a better location in Australia than the Coomera and Pimpama patch.
"I chose that area is because it's affordable, the rental yields are strong, and it's the fastest growing area in Australia from a population and infrastructure point of view.
