PLANT CITY, Fla. - Nov. 13, 2019 - PRLog -- County Line Distribution Center, a 510,272-square-foot spec distribution center located in the I-4 corridor of Central Florida, has broken ground. Red Rock Developments, Wharton Industrial, Aspyre Properties and an institutional joint venture partner will develop the facility. Centrally located between Orlando and Tampa, the property will allow for efficient distribution to the 8.6+ million people living in a 100 mile radius and to the 18+ million people living in a five hour driving radius. The I-4 corridor between Tampa and Orlando sees over 96,000 vehicles per day and has received national attention as one of the significant distribution corridors in the U.S.

The distribution center is situated on 36.39 acres of land along County Line Road and less than three miles south of I-4 in Plant City, Florida. Nearby facilities are operated by sophisticated logistics users including Amazon, Advance Auto, Publix, O'Reilly Auto Parts, Home Depot, DHL/Ikea and Southern Wine & Spirits. Additionally, the property is located less than two miles from Amazon's recently announced Prime Air hub at the Lakeland Linder International Airport. The property will feature state-of-the-art specifications, including 36' clear height, cross-dock loading, full site circulation, ample truck and auto parking, 200' truck courts and 60' speed bays.

"The I-4 Corridor industrial market is tight at a 4.4 percent vacancy rate and with very strong demand creating opportunities for new industrial space. With tenants' space requirements becoming larger and the lack of supply in the I-4 corridor, we feel like developing a large distribution center in Plant City is a win for us as well as the community", said John, T. Barker, Jr., SIOR President and Chief Development Officer with Red Rock Developments.

"Plant City continues to reap the benefits from development activity on County Line Road. Myself along with the entire city commission want to thank Red Rock Developments and Aspyre Properties for their investment in this project which aims to attract new companies and jobs into our community" said Rick Lott, Mayor of Plant City.

The facility, which is expected to deliver by the third quarter of 2020, is being for listed for lease by Colliers International Central Florida's Jan Boltres, CCIM, Executive Managing Director of Industrial Services and Michelle Senner, Associate.
