Zoned for building a five-star resort, gated community, PGA golf course, therapeutic retreat, or assisted living center, 158 of the 198 acres are zoned for timber harvesting, with an extensive logging road network and Redwood and Douglas fir trees scattered throughout the entire parcel. With 79 percent of the land in this area under protection, the property remains some of the last developable land in the region, as one aged redwood can sell for $10,000 to $100,000.

Connected to Pelican Vista is Pelican Heights, previously offered for $10 million. The 35 acres are already zoned for rural residential building and offer expansive ocean views.

"VISION at 200 A Street", located at 200 A Street in Crescent City, was previously offered for $5 million and boasts beachfront access and unobstructed ocean views. Currently an office building, the 1.24-acre lot has already been approved by the city for the development of an environmentally-sensitive residential project.

Previously offered for $2 million, Coastal Heights showcases mountain views, robust redwoods, and beach proximity, including seven 2-acre lot parcels prepared for construction.
