The State of the Oregon Real Estate Market and Sundance Realty: April 2019

SALEM, Ore. - May 9, 2019 - PRLog -- State of the Oregon Real Estate Market

As median home prices have been steadily increasing over time, we continue to see a large inventory of homes available in the Portland, Salem, and Eugene areas that have been sitting on the MLS for longer times than in previous quarters; as it has with all major cities along the western coast of the United States.  While we are approaching the time in which inventory will exceed demand, creating a surplus and dropping prices, right now the excess inventory has more to do with median household incomes not keeping pace with those increases in median listing prices. As a result, expect in the next few months for both prices and mortgage interest rates to begin dropping slightly as the housing market adjusts downward to align more with the purchasing power of Oregonians.  Afterwards, pending a healthy Oregon market, prices should then rise again until that inevitable housing surplus occurs.
