NJ Home Buyers Beware ! Oil Tanks not the only Environmental Issue to Worry About !

Many first time home buyers are told they only need an Oil Tank Sweep to look for buried heating oil tanks. They do need this service, but they also need to identify areas of underground Environmental Concern.

NEW PROVIDENCE, N.J. - April 8, 2018 - PRLog -- Purchasing a dream home can be exciting but can also sometime be a nightmare. Oil tank sweeps that don't include the entire property or using a metal magnetometer may miss environmental issues. A entire property sweep using
" Ground Penetrating Radar" can identify buried metal and non metal objects down to 18 feet deep.  Also gas tanks for autos or oil tanks for pool heaters may be located away from the structure thus a entire property sweep is needed. If the party doing the sweeping is just using a metal rod for probing he may miss a sand filled oil tank or structures like septic tanks. Ground Penetrating Radar is the best insurance to finding an oil tank. What about sink holes, buried construction debris, septic tanks, Is your home inspector who does not  hold any NJDEP licenses to do your oil tank sweep or would you rather have a New Jersey Licensed Site Remediation Professional( LSRP) with years of experience to perform these services and is an expert with oil tanks.  Finding a oil tank is a issue, but what if the tank was removed without a permit years ago and the site is contaminated. Many home buyers are now using environmental companies to collect soil & ground  water samples to identify contamination.  Old septic tanks deteriorate and can collapse and cause sink holes. Most NJ Municipalities require these old tanks be decommissioned. Also many builders used improper fill materials for backfill around a foundation. Recently Environmental Systems performed a Tank Sweep in a backyard of property located in South River, NJ.
A umber of GPR anomalies were identified a micro excavator was used to excavate the suspect areas. Hundreds of old red brick and concrete was found.
The Concrete and bricks when tested contained PCB"S and the property remediated. PCB's are cancer causing carcinogens and if mixed with soil where children play can expose children to these chemicals. Soil and ground water should be tested on every purchase to identify future environmental issues.
