SMARTHOST - AirBnB Agents Becoming An Essential Part of Short-Term Let Managment

While they used to be reserved for landlords with dozens (or even hundreds) of units, today, even single-property AirBnB landlords are realizing what a property manager can bring to the table.

LONDON - Feb. 8, 2018 - PRLog -- AirBnB took off quickly following its lackluster launch. Since then, it has gone from being a simple place to make money from a spare sofa to being a disruptive international company that is overtaking the hotel and short-term lease market. By allowing users to rent out spaces and full homes in areas never available to them before, more people than ever are on the platform ready to rent on a moment's notice. This has proven to be an incredibly lucrative business option for people all over, but it brings along with it many hurdles.

One of those hurdles is the fact that most people on AirBnB are inexperienced when it comes to property management. Most users hold careers or jobs outside of AirBnB and just use it as a side income source. Many others might have a complete property to rent, but they only recently purchased it and they are just getting into the landlord business. Others still are coming in from the long-term leasing world, and while they have a bit more experience than others, they are struggling to figure out the tricks of the short-term lease trade.

That's what has led to a whole new job opportunity, as an airbnb agent, to spur up.

An AirBnB agent holds a role similar to that of a leasing agent. In other words, they work as a middle-man between tenants and landlords as a property manager. They take a huge load off the landlord's hands by taking over all sorts of responsibilities, from everything like handing out keys and collecting deposits to completing walk-throughs and making sure repairs are fixed promptly.

By hiring a property agent, the landlords who are now knee-deep in AirBnB bookings are finally able to have a bit more wiggle room. Using a property agent allows them to save a substantial amount of time that was previously spent managing their property (or properties). With an agent, they no longer have to concern themselves with phone calls from tenants at all hours of the day, and they no longer have to spend their weekends or nights off scheduling maintenance and repairs on their property.

This, clearly, has many advantages for landlords, whether they are managing one property or many. While traditionally property managers would only be used in the world of long-term rentals for landlords who had apartment complexes or many different properties to look after, the reason why airbnb agents are suddenly so crucial to the short-term letting industry can be summed up in two words: tenant turnover.

Due to the rate at which landlords bring in new tenants with short-term rentals (often daily or weekly), agents now play a vital role in allowing these landlords to offer the best rentals they can. So, by saving landlords time, they're also helping tenants have a better experience overall.

That has led to only improving the popularity of AirBnB and similar platforms, and that trend is expected to continue.
