Hiring the Right Realtor - They're Not All the Same

What to look for when selecting a REALTOR. Some are good and some are not do good, so it's important to differentiate.
 
MARLBOROUGH, Mass. - Feb. 21, 2017 - PRLog -- Kreiss Realty Group, an esteemed firm, experienced in marketing and selling homes in Central Mass, advises home sellers to think carefully about what REALTOR to hire when it comes time to sell your home.  Some things to look for include:

The basics - Most agents will post listings onto MLS. They'll also install yard signs, and then they'll pray.  Veteran agent, John Kreiss, says that any agent who doesn't immediately provide these items, should be crossed off the list of potential hires.

"Some agents are lazy," says Kreiss.  " They take as many listings as possible, knowing that they'll get paid on whatever sells. That may work in some cases, but not in every case, and sellers who hire agents, are only willing to do the basics, should expect lower sale prices if than they should get if their homes sell at all."

Kreiss Realty Group will work no more than 10 listings at a time, to make sure they don't get spread too thin.  The group stongly believes that having the most listings doesn't mean that he/she is the best agent.  In fact, many of these agents are the ones who get lazy because they don't have the time to service each client like they should.

Kreiss also says that people, who try selling without an agent, usually only do the MLS and Sign postings, because they have other responsibilities, and just don't have the time to properly market their homes.

This is a huge reason why most of them, who try selling without using an agent, usually fail, usually wind up hiring an agents to complete the tasks.

And those who do sell on their own, usually end up netting a lot less than they should, even after taking agent commissions into account.

"Good agents are bulldog negotiators. They know the market and will usually be able to outperform any amateur who hasn't sold any homes other than their own."
Prospecting - In addition to the basics, Kreiss Realty Group actively prospects for buyers.  Kreiss says that everyday, his firm focused on identifying qualified by taking the time to do market research.  And then they contact these prospects directly.

"Many agents don't want to take the time to do this, but it's a huge differentiator between good agents, and bad. We also rely on our huge network of contacts in our database"

Kreiss says that lots of agents don't even maintain databases, which puts them at a major disadvantage.  He advises sellers to make sure that sellers should ask prospective agents if they use a database and maintain it as a tool for building potential buyers.  John Kreiss also emphasizes the importance of asking agents about the size of their network, with local agents.

"Having access to every local REALTOR's database of prospective buyers is important because it's often a numbers game.  And having the leverage to reach these people is an important part of the process."

Finally, the renowned real estate company stresses the importance of using Social Media and Internet marketing since 90% of buyers go to the web first, when starting the home shopping process.

"Many agents claim they incorporate the Internet, but they really don't.  They often don't even maintain business pages on Facebook, or even have the ability to take advantage of the huge number of people who can be reached over the Web."
