Building Automation, Sub-Metering, Alarming & Trending

WHIPPANY, N.J. - Aug. 16, 2016 - PRLog -- Building automation systems as you know control a buildings environment. However building automation systems are reaching a lot further to satisfy clients demands with monitoring, alarming and sub-metering of systems. For example customers are now inquiring about sub-metering of water systems for domestic water, natural gas, steam, compressed air, chilled water, waste water, reverse osmosis systems and electrical systems. The demand for sub-metering comes from various areas such as reduce water rates for water usage at cooling towers, compliance issues with state regulations, charging tenants for internal utility use, and of course trending utility usage for optimization and efficiency. Customers are also asking for separate graphics and trending of the systems so as to track usage and have an archive history. Sub-metering requires instruments of accuracy there are a many different types and  manufacturers who provide metering Instruments at all different price ranges and accuracy. This includes everything from ultrasonic, vortex shedding,, DP, turbine, thermal mass flow, current transmitters to name a few. Many sub-meters come with local indicating displays and bacnet capability or 4 to 20 mA output. Depending on the application some meters are strap on type or insertion requiring minimal installation and or downtime. Other meters require cutting and flanging piping which requires more work. Alarming is easily achieved by setting parameters. The important thing is to understand what the clients needs are specifically and to specify the right instruments for the right application and keep the budget in check. The cheapest solution is not always the best and creates buyers remorse especially when people are paying for utility usage.

Metering trending and alarming through building automation systems requires knowledge to be able to share that with your customer. Asking the right questions laying out a  specific plan for them and educating them with a budget is the most important.
