Buoy Capital LLC Announces Second Quarter Debt Financings

PLANO, Texas - Aug. 2, 2016 - PRLog -- ­­­­­­­­­­­­­­­­­­­­­­­­­­­Transaction 1 – Recession Refinance:  A thirty year old oil services company needed to purchase a new manufacturing facility out of bankruptcy. Despite recent negative cash flow, Buoy Capital was able to secure a blanket loan for $3.5 million which included the manufacturing facility acquisition and the refinance of a $1.2 million real estate loan on their original plant.  Buoy also arranged $3 million in accounts receivable financing.  Buoy has been retained by the company to secure an additional $2.8 million equipment loan and $4 million in first mortgage debt on the company's East Texas real estate.

Transaction 2 – Rapid Close:  Client needed to close on the acquisition of a single family residential investment property and two duplexes in fourteen days.  Buoy arranged a bridge loan for the $500,000 acquisition loan and the $112,000 rehab budget.  Additional collateral posted allowed for a 100% LTV on acquisition.  Buoy is arranging take-out financing.

Transaction 2 – Portfolio Acquisition:  The owner of three single family residential investment properties sought financing to acquire a portfolio of eight residential investment properties.  Buoy arranged 100% acquisition loan with 30% additional budget for rehab costs.  The growing real estate company triples their assets under management.

Transaction 3 – Bad Credit:  An investment real estate investor had low FICO, minimal liquidity and his income was limited to existing assets.  To finance the acquisition of additional investment real estate, Buoy designed the transfer of ownership of existing properties into an investment LLC which improved his credit score, thereby lowering his cost of financing the additional assets.
