As a result of renovating and painstakingly restoring the former 100-year-old Lord and Burnham Greenhouses factory into a brand new, environmentally friendly green building and constructing a new three-story building nearby, Thompson's partnership attracted a diverse group of tenants— The partnership also helped to transform the once grey industrial site into a bright and popular dining destination by leasing space to the Red Hat on the River, MP Taverna and Chutney Masala Indian Bistro. Along the way, the Irvington waterfront became known as the "SoHo on the Hudson." Thompson's interest in creating a distinctive events venue near the Irvington waterfront was shared by another professional he knew, Ms. Schmidt. As a long-time photo producer and locations manger/specialist, she gained a vast knowledge of warehouse/raw space in Brooklyn and Manhattan from various photo shoots she produced for a wide range of clients. As it turns out, the ideal place for what would become Hudson Loft was part of Thompson's commercial real estate portfolio known as Astorbuck Properties, also located near the Irvington waterfront. Recalls Schmidt: "When we walked through the space, we realized that with some tender loving care, we could transform this dark and unfinished floor into the perfect spot for event planners, brides and others who love working in a raw space to plan their special day."
