ORLANDO, Fla. - May 18, 2016 - PRLog -- I have worked in real estate business for over 12 years; Including commercial, Administrative processing, Resales of residential properties, and distressed properties.  Adding the REO & BPO Certification from the Harris Real Estate University (HREU). Understanding the business model for distressed properties and know that BPO, REO, and Short Sales represent a strong niche in today's market.

Working as hospital floor nurse since 1998; I decided to get my real estate license in hopes to one-day transition full time as a Real Estate Agent and Specialist.  I worked mostly full time as a nurse and part time as a realtor from 2004-2015; Transitioning as my business in real estate grow, I am now full time Realtor and enjoying every minute of it.  Adding REO, BPO, Probate Real Estate, and Short Sales to my areas of expertise in both commercial and residential sales and listing

Working with the public is a privilege and an honor.  Respect, Honesty, and professionalism is always upfront and present from start to finish.

My goal is to build a business that has a continuous repeat business for my property investors and referral from my traditional home and commercial buyers and sellers.

Everyone has a need or criteria that should be the main focus; I always focus on listening to what the client wants without trying to up sell or down sell beyond their needs or pocket.  Important factors such as budget, move in conditions, and realistic investing is what I help all my clients with.

Educating my clients on pre-qualification vs. pre-approval; and proof of funds when buying in cash is key.  An informed buyer is always ready and closes fast when they have all their information and paper work in order.

Educating my sellers on fair market value and how to price their home or commercial property correctly Gets the sales transaction under contract and close fast.

Investors that are new to the business will get the benefit of my knowledge when buying their investment properties.  This is a very lucrative business when you are paired with the right realtor that can help guide you and keep you on budget when it comes to rehab/repairs vs. home value and flipping.

Knowing when to flip if considering FHA or VA buyers is also important.  Most new flippers are not aware that there is a 90-day wait period before FHA approves contract.  There are other guidelines when it comes to appraisal and more.  Working with a knowledgeable realtor can help all parties save time, money, and energy.
