RFQ for the "Power District" Ready to Energize Development of Southeast Gainesville

After years of community engagement and technical studies, the City of Gainesville is seeking partners to redevelop 17 acres of former industrial land
 
GAINESVILLE, Fla. - May 5, 2016 - PRLog -- The City of Gainesville, Florida has issued a Request for Qualification (RFQ) in order to pre-qualify developers to begin implementation of the Power District-a unique urban redevelopment project to transform a series of vacant properties into an eclectic, pedestrian friendly and economically sustainable district. The pre-positioned properties within the Power District offer a unique opportunity for the City to jumpstart redevelopment without acquiring privately owned parcels or experiencing delays in the public acquisition process.

The Power District also offers an excellent location less than a quarter mile southeast of Downtown Gainesville and the Central Business District. The Power District is nestled amongst a mix of quality residential neighborhoods, commercial and industrial areas-including the South Main Street industrial and commercial area, the Bed and Breakfast District, the Southeast Historic District, the Porters Neighborhood, and the adjoining Springhill neighborhood. A number of public open spaces and a network of multi-use trails are nearby, including the expansive 32-acre Depot Park adjacent to the southeast.

The City is flexible in terms of the uses, phasing, development configuration and density that is appropriate for the site. Respondents are encouraged to re-think these elements as in the 2013 Power District Redevelopment Plan, and the City welcomes a unique and creative approach to satisfying the 2013 plan's goals.

The presence of contamination on the property may require special consideration. RFQ respondents should demonstrate experience with working with contaminated and brownfield sites and will be responsible for any further independent analysis of the potential impact of the environmental conditions of the property on any development and/or construction plans for the property.
