Three New Poke Restaurant Concepts Enter Los Angeles Market

LOS ANGELES - May 3, 2016 - PRLog -- Global real estate investment and services firm Kennedy Wilson (http://www.kennedywilson.com/) today announced the completion of three leases for three fast casual poke restaurants:  Hoke Poke, OkiPoki and Honeyfish Poke. Two of the eateries are in downtown Los Angeles; the third is in Northridge.

Michael Pakravan, vice president of brokerage at Kennedy Wilson, represented all three tenants in the transactions and partnered with Justin Weiss, senior associate of brokerage at Kennedy Wilson, in the representation of OkiPoki.

"Hawaiian poke is the latest trend in fast casual dining, revolutionizing traditional models by incorporating fresh flavors of sushi into colorful, customizable bowls that are ready to be shared on social media," said Pakravan. "The restaurant concept fits the Southern California lifestyle of healthy eating and provides for customization and optionality that is in high demand. As a result, dozens of new hip and trendy poke shops have opened new locations all over Southern California."

Hoke Poke has signed a ten-year lease for an approximately 1,200-square-foot location at 801 Hope St. in Downtown Los Angeles. The ground floor space is situated within 8th+Hope, a 100 percent-leased mixed use property that opened in 2015 and comprises both retail and 280 luxury multifamily units. The location is directly across the street from The Bloc, and neighbors both Jersey Mike's Subs and Philz Coffee. The landlord, Essex Portfolio, L.P., a California limited partnership, was also represented by Kennedy Wilson. As the trend of poke continues to grow, Hoke Poke is scheduled to open in July 2016 and is looking to open three more locations within the next year.

Also in downtown, OkiPoki signed a five-year lease for a 1,000-square-foot site at The Alexandria, located at 507 S. Spring St. in Los Angeles' Historic Core. The former hotel was one of the first buildings constructed in the city and now functions as a 465-unit, multifamily complex with ground floor retail units. The Alexandria offers multiple parking locations, as it is a fixture along one of DTLA's growing retail stretches.The landlord, DTLA Development Group, LLC, was also represented by Kennedy Wilson.

Honeyfish Poke opened a 1,100-square-foot location in a shopping center located at 8850 Tampa Ave in Northridge, California. The restaurant signed a five-year lease for space in the Costco-anchored center and joins major national and regional retailers Petco, Five Guys Burgers and Fries, Pinkberry, and In-N-Out Burger. The landlord, 8850 Tampa Associates, LLC, was also represented by Kennedy Wilson. Honeyfish Poke is scheduled to open their second location in Westlake Village later this month.
