Acquisition of Meadowlands Asset Marks American Landmark's Return to NNJ

RUTHERFORD, N.J. - March 15, 2016 - PRLog -- American Landmark Properties has named commercial real estate services firm Cushman & Wakefield as exclusive leasing agent for Meadows Office Complex in Rutherford. The 35-year-old, Chicago-based real estate investment company recently purchased the 600,000-square-foot, two-building Class A asset.

Curtis Foster and Jerry Shifrin of Cushman & Wakefield's East Rutherford, N.J., office, are heading the assignment. "The Meadows Office Complex is an iconic Meadowlands corporate property," Foster said. "It is one of Northern New Jersey's few high-rise office towers outside of the Hudson Waterfront and the Newark CBD. And it offers the type of fully amenitized environment and accessibility sought by today's most discerning tenants."

Located just eight miles from Manhattan at 201/301 Route 17 North, at the intersections of Route 3 and the NJ Turnpike, the property is nearly 90 percent leased, with tenants including MALO, Sony Music Entertainment, SGS North America and Shiseido Americas, among others. Cushman & Wakefield is marketing units starting at 1,800 square feet.

American Landmark is self-managing The Meadows. "We are a hands-on owner with a commitment to being visible at all of our properties," said John Roeser, executive vice president. "Our goal is to make the experience for current and new tenants the best it can be."

Already, the firm has augmented services at The Meadows with expanded weekday shuttle service to Secaucus Junction Transfer Station and the introduction of an electric-car charging station at the property. The firm also is launching a spec-space program, with one suite under construction and another planned.

The Meadows also offers a full-service cafeteria, conference center, onsite fitness and daycare centers, concierge desk with manned security, sundry shop and ATM. Featuring unobstructed views of the Manhattan skyline and an on-site Renaissance Hotel, the property was built in 1981. It has been extensively renovated twice - with more than $4.5 million invested in 2014. American Landmark will uphold the property's quality through a program of ongoing common area upgrades and improvements.

Drawn to Meadowlands, Established Owner Returns to Northern N.J.

The purchase of The Meadows marks American Landmark's return to the Northern New Jersey marketplace. The privately held firm is the previous owner of Two Gateway Center in Newark and Country Club Plaza in Paramus - Class A investments that together spanned nearly 15 years. Also the recent former owner of Willis Tower in Chicago, the company over the past 10 years has purchased more than 12 million square feet of commercial properties.

The Meadowlands' appeal has been heightened by the completion of Secaucus Junction station and the revival of the 2.9 million-square-foot American Dream Mall, which represents the largest retail development project in North America. Additionally, a joint venture between Seton Hall and Hackensack University Medical Center will anchor a repositioning of the 116-acre former Roche pharmaceutical headquarters on Route 3 into New Jersey's first medical school. A significant amount of new residential development is also underway in the Meadowlands. The Meadows, itself, sits adjacent to the proposed Highland Cross mixed-use development site, which will include residential, retail and hotel.
