Julie Sauls of the Pamela Madore Group has sold another house.  This property was located at 5611 Bailey in Amarillo.   The house was on the market 10 days before Julie sold it.  However, there were several problems so the property was on the market for 105 days.

The buyers wanted to get an FHA loan and the property, a mobile home, did not have an FHA approved foundation.  That was the first obstacle to overcome.  Julie was able to negotiate through the listing agent to have an FHA foundation installed.  The cost was $3500 and the buyer and seller split that cost.

The buyers had thorough inspections done and it was determined that the septic tank had collapsed.  The price to fix that was $3200.  Again Julie was able to negotiate with the listing agent to have that repaired at the seller's expense.  The obstacle to overcome was that it was going to be 30 days before a plumber could do the repair.

The buyers had to be out of their apartment on a certain date which was well before the date the septic would be done.  Again, Julie negotiated to allow the buyer to move in early on what is called a pre-lease.  That relieved pressure from the buyer.  Fortunately, the seller wasn't living in the property so it caused no hardship on the seller.

"This was a fight from start to finish," states Sauls. "Everyone was very cooperative and we persevered to the end.  We all walked away from the closing table with a smile."
