Both parties were happy with the outcome and the buyers submitted all of their paperwork to the lender.

As with all of his sales John stayed on top of the entire purchase process and kept all parties informed at all times. Inspections were scheduled to make sure the property was in good condition. During the inspection period it was discovered that the roof was in poor condition and didn’t have any useful life left. This meant for the buyers they were not going to be able to insure the home and therefore obtain financing unless the roof was being replaced. However, neither the seller nor the buyers had the money available to have the roof replaced.

It was back to the drawing board. John Buetergerds met with the buyers’ lender and together they were able to come up with a special financing clause: Money would be held back from the seller’s proceeds after closing to pay for the roof. The deal was restructured and signed off by all parties. All seemed now to indicate a clear to close. However, the day before the closing John had to find a more comprehensive insurance coverage to get the final lender approval. Once that was done, there was nothing stopping the buyers from getting their perfect home.
