The primary benefits of these inspections include the discovery of small leaks before water enters the living/working areas of structures and the lower costs associated with fixing problems at the earliest stage possible. KTM has suggested the scheduling of attic inspections in the spring and fall of each year.

Attics should be inspected for the following issues:

· Early evidence of leaks - Leaks often start as a small trickle, and may only spread a few inches from the point of entry before drying out. While these leaks may not cause damage or lead to the growth of mold or mildew, they are usually the precursors of bigger problems if they are left untended. To catch small leaks at their earliest point, inspections should focus on the areas around structures that penetrate the roof deck, such as the chimney, vents and ducts.

· The scent of mildew – In enclosed attics, humidity, warm temperatures and leaking water can combine to form an environment in which mold and mildew thrive. The dangers of toxic mold are well-documented, but mildew can also be a sign of potential problems in terms of wet and dry rot and damage to insulation. Generally speaking, mildew and mold are more likely to be discovered in the fall inspection after the warm days of summer. Fixing leaks and increasing ventilation in the attic can reduce humidity levels and temperatures, which can prevent the growth of mold and mildew.

· Infestations – Bats and raccoons commonly use the protection provided by attics as living areas if they can gain entry. Damage from bat colonies typically occurs from droppings and the introduction of bat bugs to the space. Raccoons can destroy walls and floorboards and chew through electrical lines. If an infestation is discovered, a pest removal service should deal with the animals and a roofing company should be called out to seal the points of entry to the attic.
