Active Listings- There are currently 224 active listings in the Lakewood Ranch area with 99 of those considered luxury listings or listed for over $600,000. New construction homes accounted for 28 of those listings while foreclosures and short sales account for 11 of the active listings. The number of new listings added in May totaled 51. The median list price for homes in Lakewood Ranch up to $600k was $419,000 while in the luxury market the median list price was $1,050,000.

Pending Listings- There are currently 98 listings either active with contract or pending, of those 29 are luxury listings. New home construction accounts for 13 of the total pending listings.

Sold Listings- A total of 55 Lakewood Ranch single family homes were sold in  in May, among those 8 were luxury listings. There were 7 distressed sales, all were bank owned or foreclosures. Of the 55 sales, 26 were sold for cash, the remaining 29 sales were financed.

The highest priced home sold in Lakewood Ranch was located in the LaCantera neighborhood in Country Club West. The 4 bedroom and 4 1/2 bath home featured a spacious lanai and pool area and a lake view. It was originally listed for $1,599,000 and sold for $1,500,000 after 188 cumulative days on the market and at 93 percent of the list price.

The lowest price single family home sold in May was located in Summerfiled and featured 3 bedrooms and 2 baths in 1,225 square feet. Listed originally for $199,900, this charming home was only on the market for 42 days and sold for $188,000 or 94 percent of the list price.
