Prime 24-acre parcel of property along the Chattahoochee River outside Atlanta will be sold March 22

ATLANTA - Feb. 18, 2015 - PRLog -- Three contiguous tracts of land totaling around 24 acres in Sandy Springs, with over 2,000 linear feet of frontage along the Chattahoochee River and surrounded by lovely government-owned parklands, will be sold at public auction on Sunday, March 22nd, in the Atlanta gallery of auction firm Ahlers & Ogletree, located at 715 Miami Circle (Suite 210).

The general auction will begin at 11 a.m. Eastern time and the property will come up for bid at around 2 p.m. The land sale will be Ahlers & Ogletree’s first entrée into real estate auctioning. Brokers for the land sale will be Lee & Associates, a highly regarded full-service brokerage firm based in California, with 52 offices nationwide including an Atlanta facility in Buckhead.

The three parcels of land, which will be sold as one lot, are located along Roberts Drive, with limited access via a one-lane gravel drive, Island Ferry Road. The property enjoys high elevation and is largely wooded with gently rolling terrain – undeveloped for the most part and a portion of it not marketed in over 70 years. It’s remote and private, but remarkably near major roads and metro Atlanta and the city of Roswell.

Less than two miles away are both Roswell Road and the Northridge Road exit off Georgia-400 Highway. Adjacent to the property is the 426-acre Chattahoochee National Recreation Area, also known as Island Ford Park. The park has over ten miles of hiking trails, picnic areas, a visitor center and boat launch facilities. But perhaps the biggest draw is frontage right along the river.

“I believe this auction will exceed all expectations, because of the unique nature of the property and its wonderful positioning with close proximity to the city, right on the Chattahoochee River,” said Steve Massell of Lee & Associates. Massell said the property will carry a reserve (minimum acceptable bid) and interested parties may even make an offer prior to the March 22 auction date.

Massell predicted the property’s buyer could fit one of three profiles: a private individual could purchase it and build a house there; a developer could buy it and build single-family homes or townhomes; or a government entity or private institution could acquire the land and leave it as-is, so it retains its natural splendor as a complement to the surrounding parklands. All are feasible.

Two of the three parcels will come to auction with structures already on them. One is a former lodge facility, dating back to the 1930s, when prominent Atlantans went there for hunting and camping retreats. A family is currently living in the house, but they have plans to vacate the premises after the auction. Another single-family dwelling, on another one of the parcels, has been vacant for some time.

The fact is, the land has remained in its present state, untouched and with no added development, for decades – a fact that no doubt will elevate its cachet as word of this auction spreads. “You could see Ted Turner buy this property, you could see a high-end home builder buy this property, you could see the US government buy this property,” Steve Massell said. “We just don’t know.”

The parcels weren’t initially presented as a package deal. It was more like dominoes. “One of the owners came to us and expressed an interest in selling, then it happened that the occupants of the house on the second parcel were considering a move, so they came onboard, and the timing was right for the third parcel to cash out, too,” said Robert Ahlers of Ahlers & Ogletree.

When the pieces all came together, Ahlers approached Lee & Associates, mainly on the strength of their track record of successful property brokerage. Now, all that’s left is the auction. “This is our first time around for a real estate auction, and I must say it’s quite thrilling, especially when you have a grand-slam home run of a land package such as this one,” Mr. Ahlers commented.
