The busiest time of year for the real estate market has historically been the springtime, followed by the early fall months that follow the end of summer. Both are admittedly beautiful times of year, with spring plantings blooming to life and the vibrancy of autumn foliage. But sometimes, we can’t control when we need to put a home on the market, and this means that we might have to get a little creative about showing a home. Fortunately, there are plenty of tried-and-true techniques for making a home stand out during any time of year – and you can accomplish successful showings if you know a little bit about the market.

·         Make your home center stage. By de-personalizing your space, you can stage your home so prospective buyers can imagine living in it. This means putting away photographs, trophies, and other personal memorabilia that give a window into your life. Do away with clutter as well so your home will look spacious no matter what the season. Sort your belongings using the following rule of thumb: toss, donate, recycle, store, and keep.

·         Set a competitive price. Your real estate agent can help you here. During some seasons, such as the holidays, buyers might be low on cash and high on stress, so it definitely isn’t the time to be too ambitious with your sale price. Instead, set a reasonable price and consider waiving contingencies or providing other incentives that will set your home apart from others on the market.

·         Play up the season. Every season has its beauty, from the stark allure of winter to the untamed beauty of summer. Use the season to your advantage with a seasonal wreath on the door or floral arrangements inside that recall the bounty of the season. And use scents to help sell your home – wildflowers in the spring and summer, autumn spices, and during the holiday season, the cheerful aroma of baked goods. In the late fall and winter months when there are fewer hours of daylight, make sure that there is plenty of accessible interior lighting to showcase your house. And make sure to stay on top of leaf or snow removal and keeping the lawn looking neat and trim.

·         Create a portfolio. If you list your house at a less-than-fortuitous time of year, consider putting together a folder of photos from other times of year that show the yard and exterior. This is particularly important if you have a swimming pool or other features on your property that you can’t showcase year round.

There are plenty of reasons that selling a house in an off-peak season can work to your advantage. Moving companies have better availability and may offer lower prices, and it can be easier to push through closing paperwork when there isn’t a lot of competition for services from other buyers. And since there is generally less inventory in the market than during the height of the spring and fall selling seasons, you may have a competitive advantage when a motivated buyer, in need of a home, comes along.
