However, equally important are the attractions of the ancient city of Chester itself and the stylish and fashionable villages of Hale, Prestbury and Bowden - home to some well-known names from the world's of sport and business.

However, Sarah is convinced properties could be made significantly more saleable if the owner was prepared to adopt the subtle tactics used by many of the owners of the top properties that always seem to enjoy a quick sale or a speedy letting.

1.      Keep internal colours neutral thus enabling the purchaser or new tenant to quickly stamp their own personality on their new home immediately.

2.      If you are furnishing the property keep it simple and clutter free.

3.      Stay away from cheap furniture. With careful purchasing you can stick to a budget and still maintain quality.

4.      Use space wisely. For example, use oddly-shaped spaces for built-in storage - allowing residents to hide their clutter.

5.      Ensure outdoor spaces are inviting – keep gardens tidy and well mowed. Hedges and trees should be maintained and seating areas should be clean, comfortable and attractive.

6.      Up-dating or replacing kitchens and bathrooms is always a positive – but do take advice on styles and colour.

7.      Remember first impressions count and therefore the outdoor paintwork should look fresh, any door furniture should be gleaming and tubs and hanging baskets well maintained.

Finally:  Great local schools, off-road parking and tidy gardens make properties much more desirable.
