Purchaser of Home In Ocean, NJ Hit with $ 50,000 Heating Oil Tank Clean-up After Closing Sale!

Buyers Beware ! No completing proper pre-purchase home inspections can lead to expensive clean-ups later

OCEAN, N.J. - July 27, 2014 - PRLog -- Imagine purchasing a home at asking price and then being to pay $ 50000 for a oil tank clean-up. This scenario happens more than mot people think.. The buyer of his property was told by his realtor," Dont worry the tank is filled with sand and the town closed out the permit." Most heating oil tanks filled with sand were not tested by municipal inspector and may have contaminated soil from a leak located below the tank. Most municipal inspectors do not climb in the tank to inspect or require soil testing to be completed below and around the tank.  Environmental Systems recomends Ground Penetrating Radar to be perfromed as part of the home inspection process and then followed up by Soil and ground water testing. PAying for a leaking oil tank clean-up is more expensive that completing pre-purchase testing. There are no grants available from the New Jersey Department of Environmental Protection that cover properties that have been purchased and proper ' Due Diligence not completed prior to sale. Properties can also be contaminated from oil tanks located in the neighborhood and adjancent properties.

If contaminated ground water has flowed under a structure the indoor air quality may be impacted causing occupant sickness that may be interpetated by a Physcian as another aliment. Purchasing a home in New Jersey that once had over 20,000 contaminated residential and commercial sites, thee chances of a property being impacted by one of these sites is great. Environmental Systems has provided comprehensive Environmental Assessment and Phase I& II services of both commercial and residential properties for over 20 years.
