Accidental Landlords – the Home Hunter’s Challenge

CREWE, U.K. - July 16, 2014 - PRLog -- Accidental Landlords – those non-professionals who have come into the property rental business through circumstances or inheritance can present home-hunters with their biggest challenge, said Crewe-based Lettings and Management expert Sarah Faulkner.

While most of those new landlords conduct the research needed to ensure they are fulfilling all the rules and regulations demanded by the lettings business,  those who fail to meet up to their responsibilities can leave tenants exposed and at risk.

“There are a number of crucial do’s and don’ts that new landlords need to be aware of if they are to legally offer rental property to tenants,” added Sarah who has 25 years experience in Property Lettings and Management. “And failure to follow those rules can have devastating consequences.

“For instance, Landlords who let property without the permission of the mortgage lender can be subject to ‘mortgage fraud’ leaving insurance policies null and void,” added Sarah who has clients in Crewe, Nantwich and North Staffordshire.

“Many landlords use letting agents because they know they are fully up to date on the rules and regulations of the property rental business. However accidental landlords are less likely to have that level of industry knowledge having started renting following a property inheritance or perhaps the availability of spare rooms.
