Proper Home Staging Sells Real Estate

The National Association of Realtors has found that a staged property sells for 8 to 10 percent more than non-staged properties!

ISLAMORADA, Fla. - June 30, 2014 - PRLog -- Per Kim Bagnell Thaler, Top Producing Real Estate agent for Sotheby’s International, "Most home sellers make the mistake of not staging their property before listing it and that’s a costly one, because it leads to longer times on the market and price reductions. Staging works because it’s a very effective way of turning someone’s life and home into a model property.

The psychology being that about one out of ten buyers can see a home differently than it appears, which is only ten percent.

Another fact is that buyers form an impression of a property in just 7 to 10 seconds. Homes, which are staged on a budget of just $500, fetch a return on investment of 343 percent and sell in an average of 45 days, compared to non-staged homes, which average three months on the market, according to figures compiled by the Real Estate Staging Association.

5 Top Home Staging Tips

While cleaning the interior and exterior from top to bottom is certainly a must, it doesn’t not go nearly far enough to impress buyers. You’ll have to do a bit more, most of which you can do yourself:

● Clear out the closets and garage. Don’t completely empty them, but reduce the amount of stuff in these spaces to about 30 percent to effect the illusion of more space.
● Downscale the furniture. Big furniture might be comfortable, but it stops up the flow and makes rooms look smaller than they actually are. Rent smaller sized furniture or remove a couple pieces.
● Remove personal items. These include family photos, as well as putting toiletries and dirty laundry out of sight. Children and pets should also be kept away during showings.
● Spruce up the curb appeal. A nicely mowed lawn and some colorful plants and flowers, along with a bit of mulch in strategic locations will do the trick.
● Let in the light. Open up the curtains and blinds to let the sunlight in and brighten up the interior. This will also allow buyers see the back yard, a deck or patio, or pool.
