Traditionally first-time buyers make up about 40% of sales but have now fallen below 30%.  And the move-up buyers who usually fuel a healthy market by putting their homes up for sale have been hindered by lower valuations of the past few years and their wait-and-see attitude is resulting in lower inventories.
