Denman who successfully guided buyers through the foreclosure and short sale maze of a few years back said today’s questions focus on many of the same fears.  Now it’s not so much about getting a great deal but being able to compete effectively with investors and all-cash buyers who drive up prices creating multiple offer situations.

Traditionally first-time buyers make up about 40% of sales but have now fallen below 30%.  And the move-up buyers who usually fuel a healthy market by putting their homes up for sale have been hindered by lower valuations of the past few years and their wait-and-see attitude is resulting in lower inventories.
