Lee & Associates Negotiates $6 Million Industrial Sale in Gardena

March 13, 2014 - PRLog -- The Los Angeles-Long Beach office of Lee & Associates, the largest broker-owned commercial real estate firm in the country, has negotiated the $6 million sale of a 40,000-square-foot industrial building, situated on 196,216 square feet of land, located at 14611 S. Broadway St. in Gardena, Calif.

David Bales, principal Trauger Ralston, principal, and Robert Brown, associate, represented public real estate investment trust (REIT), Terreno Realty, in partnership with Focus Real Estate, in the transaction.  This property transacted on the heels of a $14 million industrial deal with public REIT Prologis, also brokered by Bales. Brent Daniel of Granger Co. represented the seller, Blair Pence.

         “The Focus/Terreno pairing was the key to unlocking the site potential with the combined vision for the space to create a high-throughput distribution facility.  There will be tremendous synergies for distribution and logistics companies, with a 24-position cross dock as well as an additional three acres of concrete for vehicles, container and trailer storage,” said Bales.  “The location is perfectly situated between both LAX and the Ports of Los Angeles and Long Beach, making it highly functional for transportation and distribution uses.”
