Private Property Condemned for Governmental Use
Managing Partner Christian Torgrimson, Partner Charles N. Pursley Jr. and Attorney Angela D. Robinson represent private property owners when property is condemned for governmental use. Torgrimson resolved the condemnation of a commercial shopping center for more than double the original offer, resulting in a settlement prior to the filing of litigation. She also successfully negotiated access rights, easement rights and compensation for a commercial office building in a condemnation matter prior to litigation. Commercial Real Estate Women Atlanta recently selected Torgrimson to its exclusive leadership program for 2014. She has been selected by Super Lawyers magazine as a 2014 Georgia Super Lawyer, as one of the Top 100 Lawyers in Georgia, and as one of the Top 50 Women Lawyers in Georgia for 2014.

Pursley and Robinson have settled a condemnation of commercial property with an office building and an outdoor advertising sign for 149% more than the condemnor’s original offer. The attorneys also increased the compensation by 221% for the condemnation of a vacant commercial property. Pursley led the settlement of related commercial property for 158% more than the condemnor’s offer. He is among The Best Lawyers in America (2014) for eminent domain and condemnation law and was selected by Super Lawyers magazine as a Georgia Super Lawyer for 2014. Robinson is a member of the Urban Land Institute Atlanta’s Center for Leadership Class of 2014.

Real Estate Acquisition, Disposition, Leasing Transactions
Pursley Friese Torgrimson helps real estate developers and investors maximize return on investment through property acquisition, disposition and leasing. The firm also works with lending institutions of all sizes that require representation related to closings, acquisitions, workouts and foreclosures. Managing Partner Stephanie Friese effectively negotiated a 15,000-square-foot office lease in the Cumberland/Galleria Atlanta submarket on behalf of a tenant. Friese and Attorney Christine Norstadt negotiated a 15,000-square-foot office lease in Maitland, Fla., on behalf of a publicly traded tenant. The two attorneys also represented a group of heirs in a quiet title action involving 36 acres of raw land for which action commenced in 2000. After 13 years of litigating title to the property, the Superior Court of Jones County issued an order granting title to the firm’s client for the 36 acres. Last month, Friese and Norstadt represented the same client in the sale of the property, overseeing the court’s distribution of the ale proceeds to the client.

Attorney Lou Papera recently helped facilitate a leasing transaction involving more than 125,000 square feet of office space comprising three related leases including a renewal of office space of more than 90,000 square feet plus two new leases for more than 27,000 square feet and 9,000 square feet, respectively. His client’s real estate transaction was featured among Atlanta’s Top 10 Office Leases in 2013 by Real Estate Bisnow Atlanta (http://www.bisnow.com/commercial-real-estate/atlanta/577-550-pharr-office-then-apartment-then-back-again/). Papera also completed 34,124 square feet in other separate leasing transactions for landlords and tenants. Plus, Paralegal Van Clements conducted a detailed lease-abstracting project for a national, publicly traded corporate client, consisting of office and industrial leases for five properties totaling 740,433 square feet in Florida.
