TARPON SPRINGS, Fla. - Feb. 18, 2014 - PRLog -- How Does Compaction Grouting Provide Soil Stabilization?
The main purpose of compaction grouting is to increase the load the soil can bear by adding material to the lower soil layers. To do this, we utilize a limited access drill (which can fit through a 36” door opening) to drill to the adequate depth. Next, a thick cement/grout mixture is pumped into the ground under high pressure using a Schwing 500 grout pump and steel casing. We are capable of achieving 800 psi maximum and pump to a depth of 200 vertical feet. The soils are compacted as the cement/grout mixture penetrates the soil. The thick cement mixture is formulated to remain tight within the soil and fill any voids. The grout seals off the top of the limestone layer first. As the casings are removed section by section, the compaction grout increases soil density layer by layer. Finally, the casings are removed from the ground, loaded back onto the trailer and removed from the repaired property.

Exterior or interior indications of foundation problems could be caused by either settlement or upheaval. Settlement means a portion of the house foundation has dropped below the original foundation elevation. This occurs due to a loss of soil bearing capacity caused by compaction of fill, loss of moisture in the supporting soil, or the erosion of the supporting soil. In many cases, settlement originates and is more pronounced at the perimeter of the slab, as the slab perimeter is the most susceptible to loss of moisture and differential moisture conditions.

Upheaval means the slab has risen above the original foundation elevation. This happens most often due to the introduction of moisture under the foundation. The most frequent cause of this moisture is a plumbing leak under the slab. The most common leak is on the drain side of the plumbing system.

Note that some damage is strictly cosmetic damage that does not interfere with the foundation’s load bearing capacity. These cosmetic items could be cracks in floor tiles, cracks in sheetrock, etc. A qualified Tampa foundation repair contractor or a structural engineer can help you determine if the problems you are faced with are cosmetic or will require foundation reinforcement services.
