Home-Buyers Beware Flooding, Fracking And HS2 Warns Cheshire Property Guru

WARRINGTON, U.K. - Dec. 9, 2013 - PRLog -- As the house-building sector kicks into top gear with growth at its fastest in a decade, Cheshire property expert Dave Lister has warned would-be home buyers to check-out three potential threats that could turn their dream purchase into a nightmare.

The director of Warrington-based X-Press Legal Services, a leading property search specialist providing search documents to solicitors and conveyancers, warned home buyers to consider the impact of fracking, flooding and the proposed HS2 rail line on their planned purchases.

“Although solicitors and conveyancers representing home buyers will scrutinise key search documents to ensure there is no problem with the property they want to buy, it is essential that prospective purchasers know about the impact, if any, on their new home from these particular areas,” explained Mr Lister.

“Certainly those solicitors and conveyancers we deal with are aware of these issues and advise clients to commission searches covering these three key areas when they have identified a potential problem.

“However, some solicitors may not be aware. That’s why we are currently running a series of seminars for solicitors and conveyancers aimed at building awareness of these specific issues.

“The High Speed rail line, HS2, for instance will run from London through the North West and could well affect a number of residential areas. Experts say that such a line could impact on properties within one and a half miles of the line but the official compensation zone is only 120 metres.

“If somebody purchases a home without checking the proposed proximity of HS2, they could be in for a shock. It could have a significant effect on house prices – and as house purchase is the biggest investment most people make, an HS2 search report should be a must.

“Fracking, the use of hydraulic fracturing of rock to locate oil, gas and other valuable materials, is also a controversial activity, in that it is claimed it could have a detrimental effect on properties. The practice has caused some concern in Lancashire recently. However, although the debate goes on, we advise solicitors and conveyancers to recommend property purchasers order a search to identify any potential problem.

“Finally, flooding is another search we strongly recommend because one doesn’t need to be in a coastal area or by a riverside to be at risk. You could be affected by surface water that has nowhere to go. And again, checking out any potential risk in a particular area enables purchases to establish whether insurance cover is required – or even available.”
