When conducted research on F-11 Islamabad, the property analysts of Zameen.com found out that the first ten months of 2013 proved healthy for the rental performance in the locality. As per data fetched, it was witnessed that average rental price of 1-kanal houses for rent in f -11 Islamabad was Rs. 142,143 in January, 2013. Considering this value, it can be perceived that the said locality indeed flaunts high rental prices in contrast to other localities. So, it can be said that F-11 is a locality of the city’s elite. The rental prices continued to exhibit spiking trends till the mid of 2013. In July, 2013 the average rental price escalated to Rs. 146,154. This gave a percentage increase of 2.82% in average rental from January, 2013 to July, 2013. The locality then witnessed further uptrend and in August, 2012 as the average rental price in F-11 for 1- Kanal plots rose to Rs. 162,500 in that month. Again this is a big amount of rental for 1-kanal houses, if the figure is compared with other posh localities and it extrapolates that F-11 is a residential spot for elite class of the country. Zameen.com noted that this figure rose further in the three months following August, 2013, as the average rental figure crossed the price tag of Rs. 180,000 by October, 2013. This frequent increase in the rental prices in the locality can be deemed attractive for the landlords, but this increase might be perplexing for the residents.
