JUPITER, Fla. - Oct. 19, 2013 - PRLog -- This week we saw homes sales in Jupiter fall back to expected normal levels for October. We had 52 homes closing for the week. Season has begun as I'm seeing those out of state plates arriving daily. The restaurants are picking up and traffic is busier. It seems each year the season becomes longer and longer. Snowbirds are coming sooner and staying longer.          I see very little change in the real estate market with strong showings continuing for most single family homes as well as lower priced condos. We are beginning to see beach and ocean condos buyers starting their property searches. The bad news is there just aren't many choices out there. This week we saw a Jupiter Ocean Grande condo sell that had been on the market for 586 days and it sold at its original listing price. Sold for $799,000. Why all of a  sudden would that  condo that is not direct oceanfront sell at full asking price after being on the market for almost two years. Two reasons, prices have risen and inventory has dwindled so buyers are purchasing properties that have been on the market for longer than usual. So when a prime location in a condo comes up we are seeing a swarm of buyers going after the property. Expect to see a sales price close to asking prices in many cases. The strongest market segment still remains the sub $200k condo, the $300k to $500K home and then the million dollar plus market.

Most buyers seem to be less then aggressive in their purchasing price until they lose a few properties. What happens is they become both tired and desperate and usually pay much more than they first anticipated. I have had several conversations with people thinking they paid to much for their properties in the past but now most feel like they underpaid compared to today's market.
