Fort Hill Boston Apartment Vacancy Rate is at 9.6%!

BOSTON - July 28, 2013 - PRLog -- Fort Hill’s vacancy rate was found after studying data gathered from the extensive BostonPads (www.bostonpads.com) real time apartment rental database of over 115,000 listings. The vacancy rate identifies apartments that are vacant and/or currently available on the market for rent. Of those 115,000 listings, approximately 250 are properties located in Fort Hill.  Fort Hill is a specific neighborhood of Roxbury, a town within the Greater Boston Area.   With approximately 24 apartment listings currently available for rent Fort Hill, the city’s real time vacancy rate for apartment rentals is 9.6%.

The neighborhood of Fort Hill, sometimes referred to by its public green space Highland Park, is named for the tower that stands in the middle of the small city park in the area. The tower is built on the remains of the Roxbury High Fort, which was built during the American Revolution when Roxbury was its own town. The fort was built there as it marked the highest point in Greater Boston, allowing troops to overlook the city. Although the commemorative tower and surrounding park spent decades in disrepair, it was restored in the late 1900s and now stands as a piece of history and gathering point for residents and tourists of Boston.

Being a smaller neighborhood within Roxbury, the MBTA (Massachusetts Bay Transit Authority) does not have any T stations directly in Fort Hill. However, the area can be easily accessed by T via the orange line at Roxbury Crossing Station or Jackson Square Station, or via the Silver Line at Dudley Square Station. Additionally there are several bus lines that run around and through Fort Hill.  Some of these routes include 14, 15, 22, 23, 28, 29, 41, 42, 44, 45, 66 and 9703.  Using these routes, residents can easily travel to many of the other neighborhoods throughout Boston, including Brookline, Allston, Dorchester and downtown Boston.

As rental prices around Northeastern, Fenway and Mission Hill steadily increase, Fort Hill offers a more affordable alternative to many of Boston’s students and medical professionals. Located roughly a mile from Northeastern area, the neighborhood is only a small increase in distance to one of Boston’s largest universities. For students who rely on public transportation, the orange line can be picked up at Jackson Square and is just two stops from Northeastern’s campus, accessed by Ruggles Station. From here, students can easily access the Colleges of the Fenway as well. For medical students and professionals, Longwood Medical Center is also approximately a mile from the center of Fort Hill, and can be accessed more directly via the 66 bus route.

Fort Hill is the part of Roxbury bordering Jamaica Plain and Mission Hill, two of the city’s better known neighborhoods. It is a relatively small area, most of which lies within the triangle formed by Malcom X Boulevard to the north, Columbus Avenue to the west, and Washington Street to the east which intersects Columbus Ave to form the southern boundary. Its primary building style is the historic brownstone, similar to what Boston’s South End is well known for. This architectural style is highly sought after, and is one of the many reasons renters consider Fort Hill especially as an alternative to the pricier South End and Back Bay market. Although surrounded by bustling main streets, Fort Hill itself retains a quaint, residential feel and includes many public parks such as Highland Park at its center. Residents have convenient access to grocery stores, restaurants and other amenities found in Dudley Square, Jackson Square and Brigham Circle.

The rental market in Fort Hill is very active all year long, as many units run on a 30-90 day renewal cycle and do not cater primarily to students as many of Boston’s neighborhoods now do. The summer months are especially busy, as Fort Hill’s proximity to Boston’s main medical area make it an easy option to consider for medical professionals relocating to the area, and many medical rotations begin in the summer months. Students who have missed the earlier markets in Mission Hill, Fenway and Symphony areas also are drawn more heavily to Fort Hill as the summer winds down, hoping for last minute availabilities that were not available to early renters.
