Hire a licensed and accredited home inspector to perform the inspection; not your dad or your buddy contractor or handy man who knows everything, get a real licensed inspector, don’t cut corners that will cost you big in future. You will be surprise to know the number and severity of new home defects often rival resale home problems. Take Your Own Real Estate Agent On First Visit to Builders
·The builders have a very nice sales team and they are paid to represent the builder.  They will use high pressure sales tactics to persuade you to sign the contract. ·Take your own real estate agent with you on your very first visit to represent you.  Most of the time, your agent will be paid by the builders not you. ·Your own agent will represent you, and do all due diligence, and is required to disclose the positives as well as the negatives about the transaction. Builder's agents don't discuss drawbacks.
Don’t Buy All Upgrades Verify Option and Upgrade Pricing
·Builders design studio to pick upgrades options; this is where many new homebuyers get out of control and overspend on a new home purchase.  You must determine which options and upgrades you want at home before you go into the design studio. Bear in mind that for many builders, the profit margin is highest in upgrades. Most builders can sell a home for almost bare construction cost because they know they can make the bulk of their profit in the upgrades.
