PRLog -- Recently a home purchaser decided to have a " Oil Tank Sweep" prior to purchase of a residential property. The seller assured the buyer that the old oil tank was properly removed . No underground oil tanks were identified during the tank sweep and the property transaction was completed. A few months after closing the buyer smelled some mysterious odors in the basement and decided to investigate. The basement sump had a oil sheen on the water in the sump pump. Environmental systems was called and completed a inspection of the property that included soil borings and ground water sampling. Laboratory results identified soil and ground water contamination related to heating oil. It appeared that the old heating oil tank previously removed was leaking. The municipal inspector did not see any holes in the tank and okayed the tank removal. Oil tanks can leak from other sources other than just visible holes. Oil tanks have pressed on tank seams that are only spot welded. Leaking welds, oil lines and fitting can create a environmental issue. Their are unscrupulous oil tank contractors that travel to the job site with good tanks try to fool the municipal inspectors. Once the buyer executes the sale at closing he will be included as a responsible party for clean-
up of the environmental problem. This environmental problem could have been avoided with soil and ground water sampling prior to purchase . Most tank scans do not use Ground Penetrating radar ( GPR) Ground Penetrating radar can identify the exact areas where oil tanks were once buried. Tank Sweeps using magnetometers would not be able to see differences in soil to identify a oil tank location. Also Ground Penetrating Radar can identify sink holes, old septic systems, water lines and sewer lines that may be of interest to buyer.
