Townes of South Gate, of Orlando, Florida, on April 5, 2013, gained the prestigious honor of being named the 2013 small community winner for the Financial Innovation Award, in the highly competitive Florida Communities of Excellence Competition. While three small communities were named finalists in the Financial Innovation division, Townes of South Gate reigned supreme.  

Jessi O’Quinn, the Sentry Management Community Manager of the Townes of South Gate, credits the Board of Directors for the honor.  “The Board of Townes of South Gate truly deserves this recognition. I am in awe of the dedication and commitment they have given this community. They were involved in every financial detail, so we were able to renegotiate contracts, obtain payments for easement use and implement many other cost savings.  The community saved a considerable amount of money and got their financial house in order.”

Instead of expensive, continuous roof repairs, the community replaced roofs completely.  Additionally, South Gate improved access control to the community with new fences and gates, especially in the pool area. Contracts with vendors, such as waste, recycling and cable companies were renegotiated to save money. Insurance costs were also renegotiated and decreased. Collection policies were also improved to speed up payment and make them more enforceable. These fiscal improvements have helped cause the Townes of South Gate community improve its appearance and have contributed to positive community morale.

Townes of South Gate is a 164-unit condominium development in 17 individual 2-story buildings. Developed in the late 1970s, the community features a clubhouse, pool and is highlighted by clusters of mature trees and dense plantings.
