DENHAM SPRINGS, La. - March 23, 2013 - PRLog -- 3Chix Realty Broker, Cj Johnson, has found a new niche of late....consulting on a regular basis with potential buyer and seller clients in her office or at their home prior to helping them list or sell. "REALTORS® forget sometimes that we are in a service business. The more information I have about a person or family and their future plans, the better I can help them make a sound decision in the right time frame." says Johnson. "It helps all of us feel more comfortable and confident when everyone involved takes some time to discuss the process, set expectations, and go over the pros and cons of buying or selling in today's market. Sometimes we come to the desicion that it doesn't make sense to pursue their real estate goals presently, so we make a plan for when it can become a reality."
Johnson explains that it also takes input from other industry experts to help evaluate clients' needs, including lenders, appraisers, home inspectors and financial consultants. Tax implications are a consideration for many people. "We have a vast resource of professionals we work with daily available to help our clients and we all work together with our respective client to help them make their best buying or selling strategy. It's really rewarding to develop a great working relationship that lasts for years." Johnson's clients agree with her strategy. Shane and Nicole Hayes, second time homebuyers with a house to sell say they were ready to sell their five year old home and buy a larger house to accommodate a growing family. "After we sat down and talked to CJ and our lender, plus got a clear picture of what our current house is worth, we decided to wait until next year so that we will be in a better position all the way around. We were so excited about a bigger house that we almost pulled the trigger on something that would have cost us a lot more in the long run. We have a plan now to sock away more money and do a couple of things to get top dollar for our house next spring." said Hayes. Johnson added, "If the current market trends continue, they should make money on their current home and yes, it's a crapshoot where interest rates will be, but they need more down payment money, so saving and continuing to pay down their current loan will get them in a better position, and I'll help them find a great deal when they are better prepared."
