Chicago, February 21, 2013 - Chicagoland Sunbelt was engaged by a Chicago based Property Management firm to represent them in the confidential sale of their business.  The owner had built a well-established and profitable firm that provides management, accounting and maintenance services to the condominium, townhome and single-family homeowner associations.  The company has a very experienced staff that prides itself on providing outstanding client services and has been recognized as one of the best community association management firms in the Chicago suburbs.  The company has a solid infrastructure and consistent year over year revenue performance, and is positioned to capture new business through expansion.

The buyer’s were able to leverage bank financing to complete this acquisition.  A SBA guaranteed loan was the preferred vehicle and enabled the buyer’s to maximize their leverage.  With as little as a 15 percent down payment from the buyer, the SBA preferred lender was able to provide an aggressive interest rate with 10 year pay back terms.  The low down payment and long pay back schedule enables buyer’s to maximize their leverage and increase their cash flows compared to conventional lending products which tend to have shorter amortizations.
