Feb. 21, 2013 - PRLog -- Seeing the current activity of Dubai property market, it can be said that the worst is over and it is recovering.  More and more global investors are becoming interested in Dubai real estate sector and are willing to invest once more. 2012 was the year when the market finally started showing positive transformation. No matter what you believe in but it is a fact that there are several areas in Dubai which never go out of demand and enjoyed a prime position even during recession. A few of these areas are Dubai Marina, Downtown Dubai, Palm Jumeirah and Jumeirah Lake Towers. search trends reveal that Downtown Dubai has consistently been occupying good ranks on its charts as it remained the second-most desired location for property investment after Dubai Marina except in August when Jumeirah Lake Towers claimed the spot. Downtown Dubai is the perfect blend of an urban lifestyle and tranquillity. The massive development consists of 11 projects including Burj Khalifa, The Address Downtown Dubai and Dubai Mall which primarily comprise of apartments, office and commercial units. Downtown Dubai apartments for sale or rent come in all shapes and sizes ranging from studio to four bedrooms. The sales price varies according to the size of the apartments and from development to development.

By evaluating the investment portfolio and seeing the occupancy rate, it is clear that apartment for sale in Downtown Dubai are some of the most sought-after properties out of all other properties available for sale in the area. The dominance of this posh area over the others in Dubai can be seen since the beginning of 2012. For Downtown Dubai, the year started off with 37 popularity index (PI) points and third position in the search trend list. However, by the end of 1st quarter, Downtown Dubai lost one rank by losing 3 PI points.

The same trend continued in 2nd quarter as well when Downtown Dubai gained 42 popularity index (PI) points in the month of May which was also its highest score in the two quarters. By the end of the second quarter however, Downtown Dubai lost two ranks. The third quarter was less-than-stellar for Downtown Dubai properties but the ending was worth all the trouble. In the month of July, Downtown Dubai regained third position in’s buying trends with 37 PI points. Q3 proved to be a successful quarter for Downtown Dubai as in the month of August it gained 40 PI points and kept its second position on the chart. By the end of 3rd quarter, not only did Downtown Dubai maintain its rank but also gained 51 popularity index points.

The later months added more to the glitz of Downtown Dubai as it maintained its second position in the popularity index throughout the 4th quarter of 2012. The popularity index (PI) points were 45 in the month of October but reached 53 in November. The year 2012 was concluded with the sum of 66 popularity index (PI) points while maintaining its second highest position in the index making it one of the top performing areas in Dubai real estate sector. It is expected that Downtown Dubai will maintain its position throughout 2013 as well.
