Fewer Homes for Sale in Broomall, PA while Listing Prices Fall

Feb. 15, 2013 - PRLog -- According to the Market Report - a publication of MG Realty Team by Marc Giosa - the number of homes for sale in Broomall, PA was 52, down 26.14% from 65 in December. This is the 2nd consecutive month where the number of homes for sale decreased.

The average price of homes for sale was $345,652, which was down from $352,024 in December. Likewise the median price of homes for sale - the number at which half of the homes listed for sale were for more and half were for less - decreased 0.03% to $317,288.

"The local market is heating up. Inventory is down. Buyers are waiting for new inventory to hit the market causing in effect a pseudo sellers market," Giosa said. "Will there be an official shift.... We shall see!"

The prices varied according to the size of the homes
- 2 bedroom - $136,841 - a decrease of 0.2% from December
- 3 bedroom - $288,056 - a decrease of 2.03% from December
- 4 bedroom - $403,638 - a decrease of 3.1% from December
- 5 bedroom - $675,833 - an increase of 17.63% from December

The average home for sale has 3 bedrooms and 1.98 bathrooms.
