A good bankruptcy lawyer can prevent a con-artist from stealing your home. However, it is essential that you seek legal aid before the evil-doer has a chance to perform the con.

Sept. 26, 2012 - PRLog -- BROOKLYN, NY -- Every day the Law Office of Jeffrey B. Peltz P.C. reminds trusting New York home owners that there are many con-artists who prey on friends and even family members. The thief will often pose as a friend who is out to help, when in reality he is in the process of stealing your home.

There are five rules attorney Peltz insists his clients follow for maximum protection. Atty Peltz explains, “ These are my 5 rules you must follow to protect yourself from mortgage fraud. 1. Be very careful of anyone who wants you to pay them for dealing with a mortgage lender. 2. Make sure you speak with your lender if you fall behind in your mortgage payments, 3. Avoid fake bank and government websites. 4. Stay away from people who tell you not to talk with your mortgage lender. 5. Never sign any documents without the advice of a trusted attorney of your own choosing.” , thus states Jeffrey Peltz, the man behind the new bankruptcy web site, www.newyorkbankruptcyattorney.com.

There are two basic types of mortgage scams and each one has many variations. The first is called the Equity Strip where the thief has you deed over your home to him and the second one is called the Phantom Assistance Program where the thief is after your money, but you'll also probably end up losing your home.

States Atty Peltz, “ With the Equity Strip the con-artist will ask you to pay your mortgage payments to him. The he will promise that once you've caught up on your payments that he will then transfer your home back to you. What happens is that the thief will sell your home to somebody else and keep the money. You lose your money and your home”

Atty Peltz continues, “ And with the Phantom Assistance Program the thief will tell you not to speak to your lender because he wished to negotiate with your mortgage company regarding your late  payments. Additionally the thief will probably attempt to charge you a  fee for his services and will tell you to send your mortgage payments to him. Finally , the thief will take off with your money and leaving you nothing in return.”

“Home owners should follow my 5 rules to protect themselves from mortgage fraud and generally be suspicious of smooth, fast talkers who offer to help you out of your financial difficulties by assisting you with anything to do with your home or home's title, continued NY bankruptcy attorney Peltz, and remember, the scam-artist can even be a friend or family member ”.
