Sept. 13, 2012 - PRLog -- Hiring a home inspector can be a shot in the dark. Home buyers are putting a lot of faith in the hands of a guy they don’t know outside of online reviews or a website. With so much riding on the outcome of a home inspection, how do you know what you’re getting? One home inspection company in San Diego is changing all that.

The San Diego Real Estate Inspection Company is now offering a Home Inspection Guarantee.  This program is like nothing offered in the industry. While some home inspection companies offer a 90-day Home Warranty, those programs often fall flat. When a new homeowner finds that something doesn’t work, they call the warranty company. But after a high deductible they often find the coverage denied because it was a “pre-existing Condition”. So the free 90-day Home Warranty that sounded so good when the inspector offered it turns out to be a hollow marketing gimmick.

“Our Home Inspection Guarantee is way better than a limited home warranty” says Philippe Heller, President of the company. “We are putting our money where our mouth is. The difference between our guarantee and a warranty is that we have confidence that our reports will be accurate. In the unlikely event that something gets by one of our home inspectors, we will make it right – with no deductible. Too many home inspectors are so worried about hiding behind their contracts and standards of practice. They hope they never hear from the customer again. We take a different view. We do the job we are supposed to, and we do it as well as possible every time.”

In California the home inspection industry is unregulated. Inspectors universally rely on Standards of Practice to define their role in the home buying process. But they are in a very tough position. Imaging going to a friend’s house and trying to find all the defects in the house in 3 hours. And if you don’t, everyone will be very upset with you. That is what home inspectors face every day.

“We check hundreds of items in a house during a home inspection. Our inspectors have to work around personal items, furniture, bad repair jobs, and numerous simultaneous conversations. It doesn’t happen often, but minor defects can go undetected” Heller said. “So this really comes down to customer care. Once the buyer moves into the house, any defects become their responsibility. The vast majority of these defects are very small – a defective receptacle, a cracked window, a hole in a wall, etc. If one of these small defects is something that should have been discovered within the scope of a home inspection, we’ll make it right.”

The San Diego Real Estate Inspection Company has been a pioneer in offering high-tech home inspections. They were the first in San Diego to offer Thermal Infrared Imaging with every home inspection along with online scheduling, same day reports with pictures, and now they even put videos in the reports. They are now the largest local home inspection company in San Diego.
