Infrared thermography has many uses in many industries, but certified building inspectors can use this noninvasive procedure to provide otherwise hidden information to their clients with flat roofs, which can save them both time and money.
Infrared thermography measures surface temperatures to detect wet insulation under the roofing membrane, enabling its owner to target repairs much in the same way that a doctor uses medical imaging to determine a surgical entry point. The thermal imaging camera is capable of detecting several other types of structural issues, such as insulation deficiencies, energy loss, roof leaks, concrete floor leaks, concrete block wall installation defects, and overloaded electrical circuits.
The Benefits of Infrared Roof Inspections
John Gutierrez, owner of HomeTech NJ Inspection Services and a Certified Infrared Thermographer, is enthusiastic about offering infrared roof inspections to Tri-State building owners. “One of my clients built an infrared survey into his proposal to install a new commercial built-up roof. When I came in to do the scan, I found that only 10% of the insulation was wet, which revealed a different situation than they had originally thought,” said Gutierrez. He added that a thermal imaging survey can pay for itself in savings by avoiding unnecessary repairs.
His client, Stuart Roberts, owner of Tri-State Roofing & Siding http://tri-stateroofs.com, agrees. “I have recently signed a contract to begin a 95,000-square-foot shopping center in Garnerville, NY. This building owner had never seen infrared imaging before and had gotten a number of other bids that did not even mention the possibility of wet insulation.... He liked the idea of infrared, as he has known about multiple leaks over the years, but was somewhat skeptical whether or not the results would be telling. Once I showed him the report, however, he was hooked. He could not believe the accuracy of the images and we are now set to begin the job shortly.”
Minimizing the Risk of a Roof Overlay
When planning to overlay a new roof system over the existing system, knowing whether an existing commercial roof system has wet insulation underneath its surface is vital. No building owner would choose to undertake the installation of a new roof if he or she knew that wet insulation would drastically shorten the life expectancy of the new system. Trapped moisture will cause premature failures in the new system and will cause the roof deck to further decay. Using infrared roof scanning is not only an invaluable money-saving tool, but it is also the only means by which a contractor can begin a job with full knowledge of what lies underneath the surface. As Roberts puts it, “With pinpoint accuracy, this tool can show contractors in minutes what would otherwise have them crawling on their hands and knees for hours.”
Thermal imaging is becoming an integral part of the entire building industry. Many manufacturers of roof systems are insisting on having an infrared roof survey or roof scan report prepared prior to the installation of a new roof system overlay. In addition, the warranty provided by the new roof system manufacturer will be nullified when, upon investigation, the manufacturer finds that the new roof was installed over a wet substrate.
Infrared as a Customer Service Tool
For Roberts, the cost of the infrared scanning and report for the shopping center was less than half of one percent of the total bid. The building owner was so pleased with the results, he asked Roberts about providing reports on 39 of his other buildings. The report that impressed the client contained infrared photos that showed him exactly where his roof was saturated, which gave Roberts the ability to offer him an exact price on insulation replacement instead of bidding an unknown, indefinite number of labor hours. The building owner saved money and stress over how high the miscellaneous charges would climb, and the contractor looked both conscientious and sophisticated. After this point, the project planning goes much more smoothly. Among other benefits, his company is better prepared to start jobs because they can arrange for the exact amount of materials needed to replace the wet insulation on the job site from day one, saving them multiple trips to the supply house.
Roberts says that thermal imaging has become extremely important to his business. “I have been utilizing infrared on all of our projects for the past four years and I have grown my business leaps and bounds because of it. I have turned on all of my roofing industry friends on to this essential tool. This technology is truly amazing!”
