Tackling financing challenges in Nigeria’s real estate sector
As part of measures to aid commercial real estate financing and management in Nigeria, Clabema Investment International Limited has concluded plans to enhance capacity building efforts towards such move.
According to the firm, there is a need to enhance capacity building efforts in the area and also mitigate challenges arising from real estate project financing, especially for commercial purposes.
To this end, the firm has concluded plans to hold a two day seminar titled: “Financing strategies for real estate projects” in Lagos between October 16-17, 2012, at Sheraton Lagos Hotel, Ikeja.
This move is coming at a time when experts continue to express worry over government’s inability to provide housing for the people over the years, even as stakeholders and industry operators advocate social housing to stem the impending housing crisis in the country
With rising fears on investing in the real sector, the firm noted thus: “Financing in real estate is a great way to grow wealth if done responsibly. Developing the knowledge to correctly identify and analyze potential profitable real estate investments is the necessary first step to becoming a successful real estate investor.
Specifically, the objectives of the programme include: making participants understand the fundamentals of real estate financing; how they can locate the best sources of investment capital; how to protect personal assets from investment risks; how to effectively maximize cash flow; and helping potential investors understand and apply creative financing techniques.
Furthermore, the seminar hopes to cover the process of investing in income-producing commercial properties, with consideration given to various types of real estate investments, even as its primary focus is on investment in commercial real estate.
The firm added that to aid the realisation of its objectives, it has selected experts within the industry to such end. Some of the facilitators include, Chairman, Africa Development Investment Ltd and President, Chancellor House Ltd, Education Entrepreneurs, John Dara, Chief Operating Officer, Aquila Capital Group Nigeria, Henk Kruger and Chief Executive Officer SIM Properties Limited, Simeon Ahonsi.
Some of the programme’s module include, Real Estate Financing - An Overview; Protecting Personal Assets from Investment Risks; Gathering the Necessary Facts, Figures & Documents; Choosing the Right Commercial Property Type; Sources of Financing for Commercial Properties; and Creative Financing Strategies.
