USA -– The Rent Rite Directory® created by Joseph Killinger and George Pino, (founders of Learning Links Centers, a Real Estate Investment company), keeps track of a number of factors that savvy landlords want to know before making a decision as to whether to extend an offer to lease, and at what terms. The website has been overwhelmingly received as a fast growing Tenant Screening and Incident Reporting Database, with clients in 20 states and 148 metros, in just under two years.

Killinger and Pino saw a need for a different kind of website – an online community, tailor made for landlords, property managers and brokers that would track instances of:  evictions; skips; property damage; lease violations; crimes committed at the property; and proxy renters (those who rent on behalf of someone who does not want their name on a lease, such as drug dealers, sex offenders, or other criminals).

No previous tenant screening report had the ability to offer real time, verifiable, information on these lease violations, especially skips. Even if owners and managers filed an unlawful detainer action, many times the court record is sealed, and therefore the judgment never becomes public record or gets reported in traditional credit reports. Although many in the Real Estate Community thought they were protecting themselves by running a standard credit report, they were only able to receive about half of the important information that is needed, when deciding who would be the right resident for them.

More recently, fee based Tenant Screening Products were added to help support the free portion of the site. The RRD’s Tenant Screening searches their proprietary database, National Credit Reports, FICO scores, and utilizing their patent pending website, compiles and analyzes all of the information to give a lease recommendation utilizing industry wide metrics. Further detailed reports are instantly available with just a few clicks.

The Rent Rite Directory® also invests a substantial amount of time working with local police departments issuing Amber and Silver Alerts to their communities with their Neighborhood Email Alert System. The RRD educates at Crime Watch Meetings to effectively prepare property managers, brokers, and landlords on how to screen for quality residents, in an effort to help eliminate crime within their communities.
