March 12, 2012 - PRLog -- January and February are typically slower months for sales, but we have been experiencing an increase in activity over the past couple of months.  People are getting their homes ready to sell and buyers are getting prepared to buy.  Interest rates are still incredibly low.  The number of phone calls, website hits, and hits on our individual listings have gone up quite a bit recently.  This is a good sign for spring.  Although January and February average sold prices were down, we're expecting those numbers to rise with the number of sales that will happen in the springtime months.  People sell for different reasons so their homes go on the market at different times throughout the year.  We have updated statistics on our site for you to review.  If you have any questions or would like to see what they are for your particular neighborhood, give us a call or send us an email. Or if you're thinking of selling and are ready to have a CMA done on your house to see the current value, please feel free to contact us.  We'd be happy to assist.

In January the average list price sold dropped by less than 5%, however, the number of solds dropped by about 60%, so this is not a significant reduction in overall prices.  In addition, in February overall sold prices dropped by about 6%, but the number of listings were down and there were only 9 more solds than in January.  So this is not that significant either.  Spring is a much busier time for real estate sales, so house prices should be up.

Preparing your home for sale
We cannot express to you enough the importance of preparing your home for sale.  I know we've said it before, but you have to be the best value in the neighborhood to get your home sold.  And being the best value isn't just the price.  Your home needs to be ready.  New paint always helps a home look clean and taken care of.  New carpet will make it feel move in ready.  In today's market with the competition out there, making sure the little things are taken care of can make all the difference.  New caulking in places that need it.  Making sure holes are repaired.  Check for leaks.  For more tips or to have us take a look at your house to see if you're ready, just give us a call or send an email at http://www.teamliedlerealestate.com/contact.html.
