Avoid significant fines when selling or renting in Lombardy cautions ONLY LAKE COMO

Jan. 10, 2012 - PRLog -- Regions in Italy have been permitted to implement the national regulations on energy performance and efficiency of properties autonomously. In Lombardy this means that from 1 January 2012 if you wish to advertise your property for sale, by any means; estate agents, internet portals, newspapers or a simple board, each advert must contain the energy class and energy index stated in the energy certificate. Failure to do so, could result in fines of €1,000 to €5,000. If you have a formal agreement with an estate agent to advertise your property prior to 31 December 2011, the agency should have already communicated this to your local “Comune” or Town Hall and publication of the energy details will not be required in their advertisements until the mandate expires.

Again, if you rent your property, and the lease starts after 1 January 2012 or is renewed after this date, then ONLY LAKE COMO advises that you need to provide the lessee with a certified copy of the energy certificate or face possible fines from €2,500 to €10,000. Properties rented for less than 30 days are excluded which should exempt many holiday lets.

It is still early days so it is not yet apparent how strictly this law will be enforced, but it is far reaching and you may also wish to take advice if you are performing large extensions or renovation work.
