Jan. 2, 2012 - PRLog -- TruGreen, an affiliate of Service Master, Leased a 25,000 SF Warehouse in Benchmark Corporate Park from Becknell Industrial Development. Becknell specializes in Industrial Development and has over 7,000,000 square feet of industrial buildings in 27 states across the country.
   
In July of 2010 TruGreen teamed up with Chase Mayhugh, CCIM of Mayhugh Realty, Inc. to represent them in acquiring a new facility that would meet their current and future needs. Over the years Chase Mayhugh, CCIM has represented several large national warehouse users, Chase has proven to have a strong track record in understanding tenant’s demands and requirements for Warehouse functionality and logistics.

Due to the soft market conditions and TruGreen being an "AAA-rated tenant", finding willing Landlords to offer incentives and competitive rates to lease their facilities was not an issue. TruGreen had a size requirement of 25,000 +/- SF, and a need for quick access to interstate I-75.Such a location would allow access to the TRI county area to service its customers and cut fuel costs. At the beginning of our search there were over 30 buildings available that met TruGreen's Size and Location requirements. We quickly narrowed down the buildings that offered TruGreen its desired parking ratio of 1 Per 400 SF or 60 Spaces, Office ratio requirement of 20% or 5,000 SF minimum and noncombustible construction requirement.  Once we identified several buildings we then had to carefully evaluate each warehouse's functionality… Clear Height, OH Door Size and Placement, Column Spacing, Power Requirement, Turning Radius for Equipment Trailers and Deliveries, GPM flow, PSI and for the filling station. Due to chemicals being stored on site an elaborate filling station was required to meet safety and environmental guidelines. Out of the several buildings identified, the building at 1681 Baseline Ct. proved to meet all of the tenant’s desired requirements. A few improvements were granted by the Landlords to better assist in the logistics and security of their business.

TruGreen's staff is eager to move in the new facility by late January 2012.
